MARKET WATCH * BY THE NUMBERS

Some days I feel like Chicken Little, the sky is falling, the sky is falling.   This global pandemic is taking its toll on me and I’m waiting for the other shoe to drop.  I hope this note finds you in better spirits and good health. That being said, the Real S. Taitt market is on fire and we continue to hit record price levels and volume of transactions.

MARKET WATCH * BACK 2 SCHOOL COUNTDOWN

What can I say about the Toronto Real S. Taitt market except, here we go again.  Record sales, record highs and record levels of unemployment.   These things don’t add up, however it’s hard to look for logic in such an emotionally charged industry.  Therefore, everything is up.  Up by 30% from last July and approximately 50% from last month.  July was hot and hotter than your normal July.

Land Value

 

Many of us are focused on houses and the escalating price of properties in T.O   In fact these days buyers seem more focused on kitchen countertops and spa like bathrooms.  I am quite confident that tempered glass sales have reached an all time high.  At the end of the day, it’s not about these houses, it’s about land.  That’s why location will always be the predominate factor in my housing searches.

The Key To Success

The secret to success is not really a secret.  Success leaves clues.  I have had the pleasure of sponsoring East York Soccer Club over the past 8 years.  Our house league team househelp.ca, always does well, but this year was somewhat different.   This year we had a group of Under 13 boys who showed amazing commitment, courage and desire.   They possessed the formula for success without even realizing it.

New Starbucks at Monarch Park/Danforth

There is a new Starbucks opening at Danforth Ave and Monarch Park at 1417 Danforth Avenue.   These little mermaid coffee shops seem to be popping up everywhere.   If a Starbucks pops up in your neighbourhood, it usually is a good thing.  They are undeniably tied to higher property values.   

NEW CONSTRUCTION

 

Since we live in neighbourhoods with homes built pre and post World War 1 into the early 1900’s and before World War ll, needless to say, some of these homes are pretty crappy.   Toronto being the brick city of Canada, we have a generous supply of brick homes with brick foundations.   Although really well built in the 1920’s and 1930’s, some homes are beginning to show their wear and tear.

We are almost a week into 2016 with less than 360 days left.  This year is a leap year so do something special and enjoy the extra day.  As the years go quickly by I find that I am filled with gratitude and appreciate each day, however, I realize this is just because I’m getting older and if I was 22 yrs old, I would just be focused on me.

CHEESE EMPORIUM

Well I definitely have go back to the Cheese Emporium.  Plenty of cheese and a friendly atmosphere to serve you.   It looks like people like Cheese all over the world.  I’m not really writing about cheese, I wanted to write about real estate and the ugly building that was recently constructed.  As far as buildings go, I think they should conform to the neighbourhood.  That’s why I love the old days and oldmusic etc.   It all works together.

HABITAT FOR HUMANITY

On Wednesday April 15th 2015, I was able to attend the work site at 960 Brimley Road, Scarborough, ON where we are building 15 townhomes for families in need.    The experience was very fulfilling and a lot of hard work.  It was a good reminder for me, why I didn’t get into construction like my Dad, and prefer only to sell homes and help people on that level.
